LOFT LIVING!
The main difference between an Apartment and a Loft (aside from the type of building) is the layout. Most apartments have walls separating the, dining, living and sleeping spaces. Lofts tend to be one open space with little or no wall divisions. This gives them a unique openness that is very contemporary, even if the building is 100 years old and has undergone a conversion to residential usage.
Some Lofts are single floor "flats" while others have the bedroom "lofted" above the living area below. In Dallas' Downtown, Uptown, Park Cities and Turtle Creek areas many of the Lofts are "Urban" or "Industrial" style Lofts where exposed brick walls, concrete columns and stained concrete floors are all preserved to provide a unique living experience.
Conventional Apartments may provide a "LOFT STYLE" apartment floorplan in some of their units. This type of floorplan provides a more open living area with a 'lofted' upstairs bedroom that looks over the living space below. These type of Apartments use standard 'Wood Framing' and are similar in construction to conventional apartments except for the near total removal of interior walls.
Loft Apartments are found in increasing numbers in Downtown Dallas, Uptown Dallas, Park Cities, and Turtle Creek areas.

MIDRISE LIVING!
A Midrise goes 1 step beyond a standard 3 story apartment structure and are typically 4 to 7 Stories tall. Midrises introduce elevators and multistory parking garages so that you may park at the same floor level as your Apartment. Midrise construction uses concrete and steel for the structure as opposed to a wood frame and is hence a more solid dwelling.
Access to any Apartment is through security gates so that the only way in is by key (electronic). Because of the Concrete and Steel design these type of Apartments are typically quieter than conventional apartments and transmit less vibration between floors so someone walking above you will be much less detectable.
Many Midrise developments have Ground Floor Retail shops to provide convenience to the Tenants. Some may even offer FREE Health Club memberships to State of the Art Fitness Facilities who open a business on the Ground Floor of a Midrise development.
Midrise developments are also found in increasing numbers in Downtown Dallas, Uptown Dallas, Park Cities and Turtle Creek, but can be found in other areas of the Metroplex and when found are typically structures that are relatively new. |

Downtown Dallas HUD Fort Worth Multifamily HUB Director ED Burton announces the record setting $64.4 million FHA Insured project, Southside on Lamar, a multi-family insured project in the Cedars area of South Dallas. The one million-plus square foot, nine-story building is being redeveloped into 455 residential loft apartments. The Southside project is the anchor for re-development efforts in the Southern sector of Dallas. The City of Dallas, new Police Headquarters will be built across the street from the Southside, the Dallas Area Rapid Transit (DART) Cedars Light Rail Station is within walking distance (2 blocks) of the project. The Gilley's Dallas Entertainment complex is under development, which will include a country and western venue that will serve convention visitors and residents, and it is only several 100 yards from the housing development. Downtown Dallas The historic Wilson Building, opened in 1904 and patterned after Paris' Grand Opera House with Second Empire-style architecture, the landmark structure was considered one of the premier commercial structures west of the Mississippi.
