It explains your general requirements for obtaining a lease as well as how our Locator Service can help you find quality and savings.
Your general listing of Apartments is just below in this email. Each listing contains hyperlinks to Maps, Floorplans and Pictures. Some of the Pictures and Floorplans are still under development so please accept our apologies if you find them missing.
WHAT WILL BE REQUIRED OF YOU IN ORDER TO LEASE AN APARTMENT
Generally speaking most DFW area apartments will require that your GROSS monthly income be 3x or greater your monthly rent payment, some are only 2.5X. If you have a "roommate" then both incomes can be combined AND both individuals will be co-responsible for the terms of the lease. The leasing staff at the apartment you select will confirm your income and employment status. A credit and criminal background check will be ran once you make application. Some apartments can work with individuals who are unemployed if there are other sources of income and or if a co-signer will agree to sign the lease. If you have credit issues you may be required to pay additional deposits that may include paying your first and last months rent at move in. You will normally pay a non refundable $35 Dollar Application fee (each). Once you are approved you will pay a small deposit from $0 - $350 and if you have pets a Pet Deposit of up to $300 per pet. Some Apartments may also charge a $10 Dollar "Pet Rent."
Please remember that our Locator Service is here to help you! If you have any credit or background issues please discuss them with us before you make application. Also if you have a large dog or an aggressive breed then your choices will be greatly diminished. So please discuss this with us as we can make recommendations based upon your situation. Otherwise you can loose your $35 Dollar application fee if you are denied approval.

HERE'S HOW OUR FULL SERVICE APARTMENT LOCATOR BUSINESS WORKS:
1. You'll receive a complete listing of all Apartment Possibilities (just below) that will generally match your individual request to us. The size of your first listing is completely dependent upon your criteria. The price shown will generally be MARKET PRICING. Which means with SPECIALS your actual monthly rent will be lower. 30 day pricing normally has BETTER RATES. 60 Day Notice pricing has standard specials. The more full an apartment gets the LESS SPECIALS you will find.
2. When you have narrowed down your listing to properties you would consider signing a lease with, please contact me by email or phone and I will call for the latest Specials and Availability and check for any other special amenities or features you must have and report this back to you on a NEW listing. You will want this hard copy of pricing just before you begin visiting those properties that interest you. With a hard copy on pricing you may be able to negotiate a better rate by showing the competitors pricing for similar style apartment accommodations.
Your only requirement in exchange for my personalized services is to list 'Mike or Jenee Askins' and '' on your Guest Card and Rental Application where ever you decide to lease. The apartment that you rent from will pay my commission from their advertising budget. I work on commission only, so it is very important that you put on your application (See Example just Below) that I referred you to their property. 3.
